Do i need a land or an existing home?
Ideally yes. You need a land to build our homes or an existing home for our garden suite. The price indicated do not come with a land. If you do not have a land but want our unit, we can possibly help you find one.
Do you finance or do i need financing?
We currently don’t offer in-house financing (though we're working on it!). In the meantime, you can secure financing through traditional methods.
Do i need a foundation? Do you do foundations?
Yes, a base or foundation is required to support the unit. Our plans include two pre-defined foundation options. We also offer a turnkey service, so we can handle the foundation work for you
What about services? Electricity, water and waste?
Our units are ready for service hookups, but the price does not cover all utility connections or groundwork. We offer a turnkey solution and can manage these services for you. The cost will vary depending on your location—city or rural—and whether we connect to existing systems on-site or need to install new ones.
Do i need a building permit? Can i build on my property?
Most likely, yes, if your project exceeds 100 sqft, but each municipality has unique bylaws. That’s why the first step in our process is a thorough bylaw assessment to determine feasibility. We’ll work closely with you to see if your project is viable, all with minimal commitment on your part. We understand you have many questions, and we’re here to guide you through this stage.
What is your insulation? Does it meet code?
Closed-cell spray foam exceeding Ontario building code. it provides a high R-value per inch for superior energy efficiency, acts as a moisture barrier to prevent water damage and mold, strengthens building structures, and creates a tight air seal, reducing air leakage. Additionally, it has a long lifespan, maintaining its performance over time, and acts as a deterrent to pests.
Are the applicances included? Are the furniture included?
Appliances are included. Furniture is not included. We can create a furniture package for you and furnish it.
What type of systems are in those homes? (AC, Heating)
Small and medium size units mostly have ductless mini-split heat pump and HRV for ventilation, heating, cooling while larger units will have a furnace.
